Garrett Companies Acquires Former RK Industries Site for $16.78M

The Garrett Companies has acquired the former RK Industries headquarters in Denver’s Central Park neighborhood for $16.78 million, according to a deed recorded in Denver County.

The approximately 15-acre property at 3800 Xanthia St. will be redeveloped in phases. Garrett plans to develop 329 Class A apartments with modern amenities on approximately 10 acres, with construction expected to begin later this year and completion targeted for the fourth quarter of 2027.

RK Industries is retaining approximately five acres of the property, with plans for that portion to potentially be sold to Garrett for a future phase.

CBRE’s Eric Roth and Martin Roth represented RK Industries in the transaction. The Colorado-based company specializes in construction, manufacturing, fabrication and facility services.

“Located in the heart of the Central Park master planned community, the RK Industries ownership had the foresight to realize that the site’s redevelopment potential supported other uses that would enhance the neighborhood,” said Eric Roth, executive vice president with CBRE. “The Class A apartments will blend seamlessly with the surrounding residential development.”

The property served as RK Industries’ headquarters for decades before the company relocated to a larger facility at 3301 Lewiston St. in Aurora. The approximately 155,000-square-foot Aurora campus now serves as the company’s headquarters and accommodates multiple RK Industries divisions.

The Xanthia Street property has previously been considered for multifamily redevelopment. Plans associated with Grand Peaks called for more than 500 apartments on the broader site, making the Garrett proposal a scaled-down redevelopment of the property’s earlier plans.

The redevelopment will replace the existing industrial facility as Central Park continues to evolve from its former industrial roots into a largely residential, mixed-use community.

Garrett expects to begin construction on the first phase before the end of 2026, with the 329-unit community scheduled for completion in Q4 2027.
