Boulder, CO – Holliday Fenoglio Fowler, L.P. (HFF) recently announced that it has closed the sale of 6265 Gunbarrel Avenue, a 152,002-square-foot, value-add flex/industrial manufacturing building in Boulder, Colorado.
HFF marketed the property on behalf of the seller. Bow River Capital Partners purchased the asset free and clear of existing debt.
6265 Gunbarrel is located in northeastern Boulder along the part of State Highway 119 that is known as the Diagonal Highway and connects Boulder to Longmont. The property is situated on 12.31 acres in the Gunbarrel Business Park, which is home to notable companies, including Lockhead Martin, Celestial Seasonings, Medtronic, Covidien, Northrop Grumman and Avery Brewing Company.
Approximately 32 miles from downtown Denver, the property is in the Northwest submarket, one of Denver’s largest suburban office markets, and is 43 miles from Denver International Airport. The two-story 6265 Gunbarrel features 16’ to 24’ clear heights in the manufacturing areas and 48,000 square feet of office space. The building is home to the corporate headquarters of BI, Inc.
The HFF investment sales team was led by managing director Jules Sherwood. “This was an outstanding value-add opportunity in one of the most development-constrained markets in the country,” Sherwood said. “The building allows future tenants the opportunity for great manufacturing or creative office space directly across the street from multiple amenities and housing.”
