Unique Properties Inc., Colorado’s most experienced, privately held, full-service commercial real estate brokerage firm, brokered the sale of Firehouse Square, a multi-tenant retail/office property located at 1038 E 6th Ave in Denver. The property sold for $4,750,000 or $486 per Square Foot.
The seller, RAK Investments Inc, was represented by Michael DeSantis and Brett Mac Dougall, senior brokers with Unique Properties. “The buyer of the property was in a 1031 Exchange and was attracted to the tenant mix and location,” said DeSantis.
The property consists of two buildings totaling 9,762 rentable square feet, which are currently 100 percent leased to an internet-resistant, service-oriented tenant mix that includes Chase Bank, VCA Animal Hospital, and a local accounting firm. The site is strategically positioned along 6th Avenue between Corona & Ogden, with quick access to Denver’s most popular neighborhoods, including Cherry Creek, Capitol Hill, and Washington Park.
This historic property was originally built as a Denver City firehouse before being converted to a commercial-use property.
