Howell Construction Completes CU Denver Tivoli Upper Floors Renovation

Denver-based companies, Howell Construction and Architectural Workshop, recently completed CU Denver’s 15,000-square-foot Tivoli Upper Floors renovation project. The project consisted of a total gut and remodel of old movie theaters built in 1984 in the Tivoli building, a historic building originally constructed in the 1800’s.

The project was conducted in three phases: demolition, structure and tenant build-out. An early demolition phase was executed to discover hidden features of the building that were not readily visible from a site visit. This separate phase allowed for discovery of ductwork and panels that were not previously identified in the design or as-builts of the space. The structural phase included steel and concrete to increase the size of the existing mezzanine to create additional square footage needed for the University departments occupying this new space. Finally, the tenant improvement of the space commenced after the structural work was complete.

In addition to the structural mezzanine expansion, core and shell work included leveling the old sloping theater floors with an access flooring system, and exposing existing exterior windows, which had previously been covered up for theater functionality. Unique aspects of the project include a wood seating stair at the front entry, internal wood plank stair, upgraded LED light fixtures throughout, glass office fronts, acoustical and lighting baffles, and a new storefront entry. Project scope included private offices, open offices, conference rooms, restrooms, private meeting rooms, collaboration areas and a break room.

“It was exciting to watch this project team transform the stale abandoned movie theater space into a modern office and gathering space for campus students and faculty to enjoy,” said Andy Stewart, vice president for Howell Construction. “Architectural Workshop’s vision for this space transformation was masterful.”
