The appetite for industrial/flex real estate along the Northwest Corridor remains strong. Etkin Johnson Real Estate Partners recently broke ground on a new 146,320-square-foot industrial/flex building located in the Louisville Corporate Campus at the Colorado Technology Center (CTC). Slated for completion in Q1 2021, the building will provide an innovative, flexible and sustainable workplace in Denver’s busy Northwest Corridor.
“The Colorado Technology Center continues to be an important hub for commercial and industrial businesses in Colorado,” said Ryan Good, partner at Etkin Johnson. “725 Tech Court will offer companies a state-of-the-art industrial/flex space with the advanced technology and amenities they need to attract and retain top talent while accommodating long-term growth.”
725 Tech Court marks the final phase of the nearly 400,000-square-foot, three-building Louisville Corporate Campus. Etkin Johnson has already fully leased 700 Tech Court to Charlotte’s Web Holdings, Inc. and recently completed construction on 600 Tech Court.
725 Tech Court features an energy-efficient design, with 24-foot ceilings, an abundance of natural light from 10-foot windows, ESFR sprinkler system, advanced technology features, ample parking and multiple loading docks. The new building also includes operable overhead glass doors to create flexible indoor/outdoor workspaces.
Etkin Johnson currently owns and manages nearly 1.5 million square feet of industrial/flex space in the CTC. The firm’s current portfolio includes office and industrial properties totaling nearly 3 million square feet across the Front Range, along with multifamily and hospitality holdings.
