Industrial Outdoor Ventures (IOV), a leading investor and manager of industrial outdoor storage (IOS) facilities in the U.S., has leased the property located at 3750 Nome Street to Lakin Tire. The lease was completed less than 30 days after IOV acquired the property for an undisclosed amount. Nome is 4.94 acres with approximately 31,000 square feet of warehouse and office space.

Lakin Tire is a tire recycling, repurposing and distribution company that works with more than 6,500 retailers nationwide and recycles more than 38 million tires each year.

Nome is the firm’s 10th acquisition in the Denver area totaling over 260,000 square feet and 125 acres.

“We are thrilled to help Lakin expand their operations in Denver,” said Ben Backer, West region acquisitions officer, IOV. “Nome represents a signature execution of our IOV strategy: a high-quality, strategically located asset that meets the needs of our tenants.”

In addition to meeting Lakin’s size requirements, the property provides tremendous location advantages. Nome is located within Denver’s Airport Central submarket, less than two miles from the I-70 and I-225 interchange. The freeway access addresses Lakin’s need for proximity and connectivity to I-25 and the overall Denver marketplace.

“IOV acquired an excellent property at Nome,” said Sam Dragan, CBRE. “The infill IOS site has many features that are not easy to find in the Denver market. Having a lease signed by a quality tenant like Lakin in under a month after closing is a true testament to that.”

Sam Dragan and Mike Camp, also of CBRE, represented IOV and Steve Serenyi of Colliers International represented Lakin Tire in the lease transaction.
