IWG Opens New Flexible Workspace in Littleton

As demand for hybrid working rises, IWG, the world’s largest provider of hybrid working solutions with brands including Spaces and Regus, is opening a state-of-the-art flexible workspace in Littleton. This opening is being delivered in partnership with NAS Properties, which chose the IWG flexible workspace platform and has entered into a management agreement with the Regus brand.

  • The new Regus center at 10901 W Toller Dr. occupies 9,950 sq. ft., complete with co-working spaces, private offices, meeting rooms and creative spaces.
  • The new center is part of the drive by IWG to provide top-class facilities in a wide variety of locations as hybrid working becomes a reality for more workers.
  • The new location is IWG’s second center in Littleton and its 27th workspace center in the Denver region, marking a key milestone in IWG’s plan to add around 1,000 new locations globally over the next year.
  • The new Regus Littleton center is scheduled to open in Q4 2023.

According to a recent 2023 IWG U.S. survey, 67% of respondents would be willing to give up some amount of salary to keep their hybrid work arrangement, and on average, employees are willing to give up $13K to work in a hybrid setting. Additionally, hybrid working offers companies a significantly lower cost base with an average saving of $11,000 per employee. The cost-saving benefits paired with the unprecedented demand from companies and workers looking for hybrid working solutions have propelled IWG to add around 1,000 new locations over the next 12 months.

The new Regus Littleton location will include facilities including private offices, meeting rooms, co-working and creative spaces that can be tailored through IWG’s Design Your Own Office service to meet the individual needs of companies.

Located at 10901 W Toller Drive, the new center joins 26 additional IWG workspace centers in the Denver area as part of a drive-by IWG to meet the sharply rising demand for top-class flexible working space in the region. IWG also has an existing Regus location in Littleton, located at 26 West Dry Creek Circle in the Kellogg Building.

Occupying the third floor of the Class-A building, the center will provide space for established firms and start-ups across a range of industries – including agriculture, mining, manufacturing, aerospace, finance and technology.

NAS Properties decided to invest in the IWG platform to maximize the return on their real estate space by capitalizing on the rapidly expanding demand for hybrid working. With an annual investment of around $60M into its technology platform, IWG provides partners with access to all the company’s expertise as well as design and fit-out support and sales and marketing capabilities.

As the ongoing shift towards hybrid working accelerates, conventional office occupancy will continue to fall as businesses require less traditional space and turn to flexible workspace instead. In 2022, IWG welcomed hundreds of new partner locations and is on track to add around 1,000 over the course of the next year. IWG already counts 83 percent of Fortune 500 companies among its customer base.
