Denver-based JAGreen Development LLC (JAG), the owner/developer of the recent JAG Logistics Center @ DEN, in partnership with an affiliate of Raith Capital Partners, has acquired 157 acres of land along the 56th Avenue corridor in Aurora for the development of AEROS Logistics Center (AEROS), a 2 million-square-foot Class A industrial park.
“For more than 80 years, JAG has developed high-quality industrial facilities across the U.S., and we continue to see enormous potential and value for industrial property near the Denver International Airport. AEROS begins another chapter in our company’s storied history in this desired and flourishing market where we have strived to help build the future,” siad Dan Green, CEO and co-managing partner of JAG.
The project is being master-planned for a variety of uses including logistics, distribution, manufacturing, construction, and data centers. Companies will have the option for build-to-suit for sale or lease. JAG is designing AEROS with a great deal of flexibility — the new master plan could accommodate two 1 million-square-foot east/west facing cross-dock buildings or may be divided into smaller parcels for users requiring less space.
AEROS Logistics Center provides quick access to E-470 and I-70 and is just a five-minute drive to DEN. AEROS will offer additional economic incentives (e.g., Foreign Trade Zone and Opportunity Zone).
Cushman & Wakefield’s Aaron Valdez, Alec Rhodes and Tyler Smith represented JAG in the acquisition and will handle the marketing efforts for AEROS.
“On the heels of JAG Logistics Center @ DEN, AEROS will meet the increasing demand from industrial users,” said Aaron Valdez. “AEROS will be a premier industrial development providing occupants with high-end quality, efficiency, and functionality close to major transportation and logistical routes for regional and interstate commerce. With more than 100,000 homes in development and under construction in northeast Denver and Aurora, companies choosing AEROS will have access to an expanding labor base.”
