JLL Tapped to Handle Leasing at TrueNorth Commons

JLL has been engaged to handle office leasing at TrueNorth Commons, a 36-acre mixed-use development featuring 100,000 square feet of build-to-suit office space. Designed to serve as the “front door” to the neighboring Air Force Academy, TrueNorth Commons includes the soon-to-open Hotel Polaris, a 375-key resort and conference center; retail space with shops, restaurants and a gas station; and a new USAFA visitor center.

Rising up to four stories, the office site at TrueNorth Commons presents a unique build-to-suit opportunity in the favorable Colorado Springs market. The first phase of the office component will include 100,000 square feet of space, with the potential for an additional 100,000 square feet in phase two. Premier proximity to the USAFA and walkable amenities within the development are ideal benefits to potential tenants in the cybersecurity, defense and aerospace industries that may benefit from access to workforce of the future candidates. Future tenants will also benefit from several purpose-built inclusions, such as SCIF-enabled spaces key to organizations that require clearance protocols and secure meeting locations in their line of business, as well as an onsite fitness center, tenant lounge, bike storage, a first-class lobby space, outdoor patios and conference centers.

JLL Managing Directors Michael Crane and Andy Ross and Vice President Julie Rhoades will handle office leasing on behalf of building owner Blue & Silver Development Partners.

Included in the site plan – and one of the five venues that make up Colorado Springs’ City for Champions initiative – is the USAFA Gateway Visitor Center, which will introduce guests to what life is like for cadets, and display aircraft, spacecraft and satellites for viewing. Hotel Polaris, opening in November, will offer guests a modern hotel experience at the USAFA North Gate, complete with a specialized culinary experience and a large conference center. Future plans for TrueNorth Commons include a 30,000-square-foot commercial retail district.

Local amenities and entertainment offerings include Sunset Amphitheatre, TopGolf and Scheels, among others. The area is also home to three of the country’s major military bases, including Peterson and Schriever Space Force bases, as well as Fort Carson.
