AC Development, a privately-owned real estate company launched in 2020 by the Coors Family, has awarded JLL Denverwith the leasing assignment for Clayworks, the innovative mixed-use development located on over 12 acres in downtown Golden. AC Development is transforming the family’s historic technical ceramics production facility into a dynamic five-block district featuring modern office space, a boutique hotel, distinctive apartments, and outstanding food and beverage options – all rooted in the beautiful context and lifestyle of Golden, Colorado.
JLL’s James Roupp, John Beason and Maddy Stevenson will spearhead Clayworks’ office leasing and build-to-suit efforts.
“We are thrilled to collaborate with JLL Denver,” said Dan Cohen, AC Development president. “Their unparalleled experience in commercial real estate and their passion for creating exceptional customer experiences align perfectly with our vision for Clayworks. Together, we will bring this transformative project to life and deliver a district that exceeds expectations.”
Situated near Highway 58 at Washington Avenue in downtown Golden, Clayworks offers easy access to downtown Denver, Boulder, and Denver International Airport. This prime location also places Clayworks in proximity to major work, cultural, and social hotspots, making it an ideal place for a well-balanced lifestyle.
In addition to housing the new, state-of-the-art global headquarters for CoorsTek, Clayworks will feature outdoor gathering spaces, exceptional retail offerings, and a range of amenities. The collaboration between CoorsTek and local institutions will foster innovation and entrepreneurship, attracting a wide range of companies to Clayworks. Clayworks will also set out to create a new standard as one of the most sustainable mixed-use districts in the nation, incorporating on-site renewable energy, all-electric building systems, and embodied carbon reduction while pursuing LEED, WELL Building, and zero carbon certifications.
“Clayworks is situated in a highly sought-after submarket with very limited Class A office availability. This mixed-use redevelopment will be an attractive location for companies seeking a premier environment for their team members. We are excited to participate in the transformation of this important site and confident that the Clayworks redevelopment will continue to provide a positive impact in the region for years to come,” said James Roupp, JLL Denver managing director.
