Koelbel Breaks Ground on Senior Affordable Housing in Lone Tree

Koelbel and Company, a family-owned, Colorado-based real estate company with a 70+-year history, recently held a groundbreaking ceremony on June 12 to mark the kickoff of construction for Forte, a new senior affordable housing rental community in Lone Tree.

Located at 10760 Crossfield St in RidgeGate, Lone Tree, Forte is Koelbel and Company’s highly anticipated second affordable housing development in the highly desirable RidgeGate Community. The project targets the senior community and utilizes the income-averaging approach, with AMI levels ranging from 30% to 80%, and an average AMI below the 60% AMI threshold. 

Each of the 101 residential units will range in size from 594 to 1,074 square feet. Community amenities will consist of a rooftop community room, including outdoor amenity space with a BBQ area, fitness room, a lobby-level lounge including a coffee bar, game area, and wrap-around covered patio, on-site property management, first-come / first-served covered parking, controlled access entries, and security cameras.

The development lies within the Lone Tree City Center sub-area plan, a master-planned community that aims to create a pedestrian-friendly environment with numerous amenities and employment opportunities. This master development will eventually span 32 city blocks, with up to 10 million square feet of office, hotel, residential, retail, dining, and entertainment offerings—all walkable to the Lone Tree City Center Rail Station. Lone Tree is a city that continues to grow, offering residents an array of parks and open spaces that make up a quarter of the city’s acreage.

Koelbel is partnering with local affordable housing programs in Colorado to offer homes both for sale and rent to Front Range residents.
