LEED-Certified Office Campus Sells in Loveland

Rangeview One, a 54,230-square-foot office property located at 2725 Rocky Mountain Avenue in Loveland, has sold for an undisclosed amount. Built in 2001, the LEED-certified property sits on 2.83 acres within the Centerra master planned community.

James Brady, Campbell Davis and Patrick Devereaux of CBRE’s Denver office, along with Peter Kast and Peter Kelly of CBRE’s Fort Collins office, represented the seller, Terraview, LLC of Fort Collins. Pinnacle Properties Holding Company of Eugene, Ore., purchased the property in a sale that closed Jan. 30.

“The Rangeview campus represents some of the highest quality assets in the market, generating consistent and significant office user demand in a limited availability market,” stated Mr. Brady. “The property offers Class-A attractive architecture, custom tenant finishes, generous parking and adjacent community amenities. This attention to detail earned Rangeview One the prestigious 2002 NAIOP Office Development of the Year.”

“The ability to quickly access I-25 gives Rangeview One exceptional regional access to Northern Colorado’s workforce, while offering an office space with a lakefront location, a trail system and excellent mountain views,” added Mr. Kast.

Rangeview One is 97 percent occupied by 10 tenants. The property is located at the northwest corner of the I-25 and Highway 34 intersection in close proximity to the Medical Center of the Rockies, Boyd Lake State Park, downtown Loveland, The Outlets at Loveland and the Promenade Shops at Centerra.
