Luxury Apartment Homes in Broomfield Fetch $106M

BROOMFIELD — The Terracina Apartment Homes located at 13620 Via Varra Road in Broomfield, have sold for $106 million or $293.54/SF.

“Terracina’s truly unique location — in the heart of the Silicon Valley of the Rockies and within the fast growing Broomfield Business Park — and construction style — that of an Italian luxurious villa — made it a very desirable asset. Broomfield has one of the most significant areas of opportunity for office development metro Denver. This is driven by both Broomfield and Boulder’s continued technology workforce growth,” said Newmark Knight Frank Vice Chairman Shane Ozment.

Vice Chairmen Terrance Hunt and Shane Ozment, along with Executive Managing Director Chris Cowan represented the sellers, Greenwood Village-based Griffis Residential – a multifamily real estate investment company – and Pacific Coast Capital Partners (PCCP). The Connor Group – a Dayton, Ohio based owner and operator of luxury apartment communities – purchased the property. Newmark Knight Frank also brokered the sale of Terracina in 2010.

Terracina is a luxury pet-friendly apartment community less than five minutes from the Boulder Turnpike, Flatiron Station, and the Arista entertainment complex. Terracina is a quick commute to the University of Colorado Boulder and major employers in the Technology Corridor and Interlocken Business Park — such as, Level 3 Communications, Oracle, and Good Samaritan Medical Center. For nature lovers, Terracina is across the street from Del Corso Park and less than a mile from the Cradleboard Trail and Frank Varra Park.
