A joint venture of Orion Real Estate Investment & Development, a developer of resort, mixed-use, urban and master-planned communities, and Blue Sage Ventures, a boutique property development company focused on urban and resort projects, announced that construction has commenced on Wildair. The 20-unit luxury residential development is being built from the ground up across from the base of Steamboat Ski Resort.
The joint venture has secured EB-5 financing from Paragon Capital Group, and C-PACE proceeds from Nuveen Green Capital totaling over $100 million. The groundbreaking ceremony is scheduled for September 23, 2026. Wildair is estimated to be completed in early 2029. Haselden Construction is the general contractor.
Wildair offers a boutique collection of 20 homes that sit elevated on a hillside overlooking Ski Time Square Drive. It provides residents with a private, year-round mountain retreat just a five-minute walk from the ski lifts. Designed by Denver-based architecture firm 4240, the spacious two-, three-, and four-bedroom residences and penthouses are inspired by the Yampa Valley’s traditional ranching structures and range from approximately 1,400 to 4,000 square feet. The modern mountain-style interiors feature high ceilings, stone fireplaces, wide-plank oak flooring, and expansive kitchens with oak cabinetry and top-tier appliances. Floor-to-ceiling glazing and deep terraces offer sweeping views of the Yampa Valley and Mount Werner.
Residents have exclusive access to the on-site Owners Club, featuring a lounge with a grand fireplace, an outdoor terrace with seating and fire pits, a fitness center, a pool and spa, as well as ski lockers and private parking. The development includes 2,180 square feet of ground-floor commercial space.

The all-season vacation destination offers skiing, snowshoeing, mountain biking, horseback riding, hiking, fly fishing in the Yampa River, golf, and more. The town’s historic main street, Lincoln Avenue, with its restaurants, art galleries, and boutiques, is within a 7-minute drive from Wildair.
