McGregor Square, Denver’s new multi-use development in historic LoDo has announced three new office tenants: Exclusive Resorts, a members-only vacation club designed for families; Cologix, which provides access to scalable interconnection hubs and hyperscale edge data center colocation services in strategically located facilities, and The True Life Companies, which seeks to establish infill housing growth strategies evolved from research, planning, and collaboration.

James Henderson, CEO of Exclusive Resorts, also expressed excitement: “During the last year of uncertainty and transformation, creativity, flexibility, and innovation have been our north star and the catalyst for some exciting new initiatives. We’re grateful to have found a new home that will invigorate and inspire our team as we embark on the Club’s next chapter here in Denver.”

“We are looking forward to moving into our new office in McGregor Square this coming year,” says Scott Clark, CEO of The True Life Companies. “We chose McGregor Square as the location is unique, close to Coors Field and transportation options like the RTD Light Rail to the airport. It has a distinctly Colorado appeal and the building offers an exceptional amenities package for our team members. In addition, the proximity to newer hotels and the availability and variety of restaurants in McGregor Square offers great convenience for visitors to our office. This is a perfect fit for us.”

With the three new tenants, McGregor Square has leased 88 percent of its total office space (183,187 square feet of 208,335 total square feet constructed). Eight office tenants span diverse industries, including hospitality, technology, telecommunications, law, financial services and the non-profit sector. McGregor Square is currently in discussion with several additional prospects that could potentially fill up the last of the office space.

“Although the commercial real estate industry experienced many challenges during the last few years due to the pandemic—especially relative to office users—McGregor Square has substantially outperformed the market relative to its leasing activity and ultimately getting deals to the finish line,” says Jordan Deifik, director of leasing at McGregor Square. “I attribute this to the project being so innovative, as well as the exceptional mix of amenities and varying uses within. Tenants just want to be a part of such a dynamic project.”
