McWhinney has purchased the Fort Collins Marriott, located at 350 E. Horsetooth Road, from Southwest Value Partners for an undisclosed amount. Greenwood Hospitality Group will manage the property.
The six-story, 231-room Fort Collins Marriott opened in 1985 and is conveniently situated within a short distance to the Foothills Mall and minutes from the bustling Old Town district and Colorado State University, and a short drive to Estes Park and Rocky Mountain National Park.
After completing phase one of its renovation in early 2022, the hotel features spacious new guest rooms with upscale vinyl floors and modern décor that draws inspiration from the natural elements in the surrounding foothills to create a sense of place. McWhinney has plans to invest in additional upgrades to enhance the lobby, restaurant, bar, and public spaces. Current hotel amenities include more than 18,000 square feet of meeting and event space, an indoor-outdoor pool, and a fitness center.
“McWhinney is excited to expand its real estate portfolio within the Fort Collins community,” said Dave Johnstone, executive vice president and chief investment officer for hospitality at McWhinney. “This is a unique opportunity to expand our mixed-use capabilities where hospitality, retail, and multifamily can co-exist and thrive within midtown Fort Collins for years to come.”
In 2018, McWhinney completed Cycle Apartments, a 483,000-square-foot multifamily community comprised of 405 apartment homes within walking distance to Fort Collins Marriott and the Foothills Mall. McWhinney purchased the Foothills Mall in 2021 and announced plans to redevelop and reimagine its local offerings and onsite community engagements.
“We are thrilled to have a locally committed group like McWhinney acquire this newly renovated hotel who cares deeply and is invested in this community for the long term,” said Aik Hong Tan, principal of Greenwood Hospitality, the operating partner for the property.
Other notable hospitality projects for McWhinney include the Crawford Hotel at Denver Union Station; the Maven at Dairy Block in Denver, as well as The Elizabeth Hotel, in downtown Fort Collins; the Hyatt Place Seaport in Boston; and Great Wolf Lodge in Garden Grove, California.
McWhinney has a strong, 31-year history of successfully investing across all real estate asset classes including hospitality, multifamily, retail, industrial and commercial projects located in Colorado, Texas, Massachusetts, Oregon, California, Utah, and Nebraska.
