Denver-based Confluent Development has big plans for a 10.5-acre site known as “Diamond Hill,” located west of I-25 and Speer Boulevard in the Jefferson Park neighborhood. According to concept plans submitted to the city in early June, the developer outlined a plan for four residential buildings and 400,000 square feet of office space.
On the lower lot, currently home to four office buildings, Confluent has proposed the following: a 451-unit 438,868-square-foot multifamily residential building with 10,866 square feet of retail space and 413 parking spaces; a 569-unit 545,670-square-foot multifamily building with 44,674 square feet of retail and 499 parking spaces; two office buildings totaling 411,187 square feet with a combined 707 parking spaces and 3,600 square feet of retail.
The plans also call for a central plaza and neighborhood hub.
On the upper lot, Confluent has proposed a 205-unit multifamily building and a 146-unit building.
The concept plans are still being reviewed by the city and could change significantly in size and use before formal plans are submitted to the city for review.
