Mixed-use Campus in Littleton Sells for $2.8M

A 22,000-square-foot commercial mixed-use campus in Ken Caryl has sold for $2,790,000 ($126.82/SF). The four-building campus, located in Littleton, came equipped with six tenants, and room for the buyer to occupy the remaining space as an owner/user. Corey Sandberg, advisor with Pinnacle Real Estate Advisors, LLC represented the seller in the transaction.

“The seller completed development of the campus, which is a very flexible property within a high demand owner/user area.  After solidifying leases on approximately 50 percent of the units, they were able to position this as an income generating owner/user asset which qualified for SBA financing. The buyer is getting a property in excellent condition, with established tenants, as well as ample customizable space to suit their own day-to-day operations. This deal is a win-win for all parties.” stated Sandberg.
