Mixed-Use Development Gaining Momentum in Wheat Ridge

Development plans are well underway at Clear Creek Crossing, a 110-acre, mixed-use development southwest of Interstate 70 and Highway 58 in Wheat Ridge, Colorado, owned by Evergreen Devco, Inc. , a leading national retail and multifamily development company.  To date, Kum & Go and Evergreen Multifamily have submitted Specific Development Plan applications with the City of Wheat Ridge while Evergreen Retail at The Crossings and Foothills Credit Union are planning to submit specific site plans in July 2019.  SCL Health, owner of Lutheran Medical Center in Wheat Ridge, purchased the 26-acre anchor site in July 2018.

“We’ve very excited about the current momentum at Clear Creek Crossing,” said Tyler Carlson, managing principal at Evergreen Devco. “There’s tremendous enthusiasm for the public-private partnership – the city-sponsored I-70 hook ramp project is well underway and we have made significant progress on site infrastructure over the last several months. All the construction at the site has led to a significant increase in market interest in Clear Creek Crossing from restaurant, retail, entertainment and hospitality users. We look forward to announcing additional buyers and tenants in the coming months.”

The I-70 westbound “hook ramps” at Clear Creek Drive are planned to open to traffic in the Fall of 2019.  The existing I-70 westbound ramp at 32nd Ave will eventually connect to the new on-ramp at Clear Creek Drive by a fly-over bridge planned to open in 2020, connecting and merging on-ramp traffic with the westbound I-70 mainline.

“The hook ramps at Clear Creek Crossing are the first step in this exciting project beginning to take shape at I-70 and Highway 58 thanks to the support of the community who voted for the 2E ballot measure in 2016,” stated Patrick Goff Wheat Ridge city manager. “The ½ cent temporary sales tax increase is funding the hook ramps at Clear Creek Crossing as well as three other projects in Wheat Ridge. We are tremendously appreciative of partnerships like the one we have with Evergreen Devco and others helping to build a thriving business community in our City.”

Evergreen Multifamily is also planning 310 market-rent apartment units in a 4-story, tuck-under garage design with plans to begin construction in October 2019 and first units available for rent in May 2020.  Kum & Go, with 64 units in Colorado currently, plans to begin construction at a site just north of the existing La Quinta Hotel before year-end, with a mid-2020 opening.  Foothills Credit Union is planning a 3-story, 15,000 square foot bank and office building just to the north of the planned I-70 off-ramp at Clear Creek Dr. and plans to begin construction in early 2020.  “The Crossings,” a retail shops and restaurant destination at the southeast corner of 40th Ave and Clear Creek Dr., will be developed in a partnership between Evergreen and City Street Investors, the developers and operators of Larimer Square, Union Station and Hangar 2.  Evergreen has four other very successful joint ventures locally with City Street, including the Eastbridge Town Center in Stapleton. The Crossings is targeting a late 2020 grand opening.
