According to a proposal submitted to the City of Denver, Godden Sudik Architects and developer Pauls Corporation are planning to build a mixed-use project on a 60 acre vacant parcel of land that’s located north of E. 40th Ave, and east of Pena Blvd. The project could include as many as 1,175 for-rent apartments, townhomes and single-family homes and 60,000 square feet of retail and hotels.
While plans are preliminary and could change significantly, the project would be built in phases and would include four 5-story over 1 podium apartment buildings, approximately 141 single-family rentals, 57 townhome rentals, a leasing/clubhouse, two 1-story retail buildings, and two hotel building, as well as a large central park with both open space and programmed uses.
The proposed project is part of the Gateway Park Development and is 1/2 mile north of the Airport Blvd. and 40th Ave station platform on the RTD A-Line. The property is bounded on the west by the east edge of the Pena Blvd ROW line and just east of the RTD A-Line. To the south of the project, there is a vacant parcel of land anticipated to be a pedestrian oriented mixed use, TOD District, within the City of Aurora.
