DENVER – Mountain Gateway, a new 142,180-square-foot industrial development, developed by California-based Cale Enterprises, LLC, is coming to Arvada in Q3 2019. The Class A warehouse/office project will be the largest speculative industrial project built in Denver’s supply-constrained west submarket in more than 15 years, where only 370,500 square feet of speculative warehouse/manufacturing facilities have been delivered since 2000.
Located at Ridge Rd. and Robb St., Mountain Gateway will consist of two buildings — one at 59,710 square feet and one at 82,470 square feet — both of which are divisible down to approximately 10,000 square feet. The project will feature concrete tilt-up construction, Class A finishes, 20 dock-high doors, 11 drive-in doors, 24-foot clear heights, ESFR sprinklers, office space to suit and 290 parking spaces.
The project’s architect is Colorado-based Grey Wolf Architecture. Mountain Gateway’s location near the intersection of West Ridge Road and Ward Road is about one mile from Interstate 70 and a 10-minute walk from the RTD’s new G Line via the Wheat Ridge-Ward Station.
“West Denver’s industrial market has historically been healthy but underserved, as evidenced by its sub-five-percent vacancy rate over the past nearly seven years. Despite hearty demand, land and thereby new construction has been hard to find. The good news is some relief is in sight as Mountain Gateway will significantly increase the options for industrial users who want to stay in the area. We expect to attract distribution companies, engineering firms, manufacturers and a variety of office/warehouse users looking to occupy as little as 10,000 square feet,” said Tyler Carner of CBRE, who along with his partner Jeremy Ballenger is marketing Mountain Gateway for lease.
