Further confirming the fact that companies are indeed ready to return to the office, BMC Investments will break ground this week on its 100,000-square-foot Class A office and retail project at 255 Fillmore, one of the last large, developable parcels in Cherry Creek North. The building is scheduled to deliver in Q3 2023 and is already 93 percent pre-leased. Nationally acclaimed restaurant Le Colonial will serve as its signature, ground-floor restaurant.
We first acquired this parcel in 2019 and are thrilled to finally bring 255 Fillmore to life,” said Jeff Stonger, chief investment officer for BMC Investments. “There is incredibly high demand across all product types in Cherry Creek North, but particularly office, as demonstrated by the fact that we are already more than 93 percent pre-leased.”
The architect for the project is 4240 Architecture and the contractor is Haselden Construction.
The seven-story building will have six floors of office space and 9,500 square feet of ground-floor retail including Le Colonial, a fine dining restaurant marrying the Vietnamese and French cuisine in a romantic, dreamy & escapist atmosphere reminiscent of Saigon in the 1920s. Le Colonial originated in New York in 1993 with a concept created by nationally acclaimed restaurateurs Rick Wahlstedt and Joe King, balancing health-conscious plates with sensual flavors. The building also features a large, private 6th-floor open-air terrace, outdoor green space, valet parking, bike storage, and a concierge.
“We could not be more excited about bringing our beloved Le Colonial restaurant to the vibrant and great neighborhood of Cherry Creek. We hope to bring memorable moments for the community,” said Rick Wahlstedt, co-owner of Le Colonial.
255 Fillmore is the latest of many BMC projects in Cherry Creek North including The Clayton Members Club & Hotel, Halcyon and Moxy
“Our team has proven the ability to identify the gaps in the Denver and Cherry Creek markets and deliver standard-setting real estate projects that not only perform financially but enhance the community,” said Matt Joblon, CEO of BMC Investments. “255 Fillmore will add both in-demand offices as well as additional retail and a signature restaurant that will complement the Cherry Creek North community.”
Office at 255 Fillmore is being marketed by Newmark. Sam Zaitz at JLL is leasing the retail and represented BMC on the Le Colonial lease. The Construction Financing is by First Bank.
