New Pivot Denver Industrial Development Lands Kickoff Tenant

Pivot Denver, a brand new ±472,800-square-foot Class A industrial logistics development nearing completion in Denver, has signed its first tenant. Total Tool, a St. Paul, MN-based construction tool supplier, has leased 58,738 square feet of space in the state-of-the-art project that is owned and being developed by Westfield Company Inc., a local developer with deep roots in the Denver community.

Pivot Denver commenced construction in late 2022 and is scheduled for core and shell complete delivery in October. Strategically located at the junction of 58th Avenue and Interstate 25, Pivot Denver comprises four Class A buildings of ±162,000 sf (Building 1), 33,600 sf (Building 2), ±154,800 sf (Building 3), and ±122,400 sf (Building 4). The buildings create excellent flexibility to accommodate a spectrum of industrial, logistics and manufacturing uses together with modern functionality. Key features include excellent access directly onto I-25, ample dock and grade loading, 28’ to 32’ clear heights, strong parking ratio, prominent signage opportunities, and more.

Cushman & Wakefield’s Tyler Smith, Alec Rhodes, and Aaron Valdez lead project leasing for Pivot Denver and represented the landlord in the lease. Ringsby Realty’s Scott Patterson and Alex Ringsby represented the tenant.

Pivot Denver provides occupiers with unparalleled accessibility across the entire Denver metro area with access to over 2.4 million people within a 30-minute drive via Interstates 25, 70 and 76, which are all within a few minutes driving time from the site. The location is also within five minutes of downtown Denver and conveniently located in an Enterprise Zone, offering economic incentives, as well as an Opportunity Zone. Lastly, the property is also located in unincorporated Adams County which provides an advantageous sales tax savings of +/- 50% over Denver and other surrounding cities.
