Northern Colorado Industrial Assets Sell for a Combined $19.4M

Two high-quality industrial assets in Northern Colorado have traded directly between the owners of each asset. The properties consist of 31815 Great Western Dr, an approximately 100,000-square-foot Class A industrial facility in Windsor, and 3505 Draft Horse Ct., a newly built 20,500-square-foot industrial building in Loveland.

Schlosser Signs, Inc., an owner/user, sold 3505 Draft Horse Ct to Bar S U, an investor, for $5.2 million and, in conjunction, acquired 31815 Great Western Dr from Bar S U for $14.2 million. 

Cushman & Wakefield’s Jason Ells, CCIM, representing the Schlossler team, and Cole Herk, CCIM, representing Bar S U, arranged the acquisition and disposition transactions. Neither property was actively being marketed for sale before the exchange. Herk also previously represented Bar S U on its original purchase of 31815 Great Western in 2024.

Jason Ells said, “Each of these modern properties provided a unique and ideal opportunity for both parties within a desired niche of the industrial market. 3505 Draft Horse Ct was delivered in 2023 and is a best-in-class production facility near the interchange of I-25 and Crossroads Boulevard. Great Western is one of only a handful of large-format, high-bay industrial facilities sized at 100,000 SF or larger in our region able to accommodate the tremendous growth that Schlosser is experiencing and will continue to experience in the coming years.”

According to an announcement by Schlosser Signs, driven by consistent growth and increasing demand, the move to 31815 Great Western allows the company to scale its operations and better serve its expanding customer base. The facility features 40-foot ceilings, overhead cranes, abundant power and enhanced production capacity enabling the company to take on larger, more complex signage projects. The building is well located within 10 minutes of I-25 and near Hwy 257 with direct access to Hwy 34, conveniently connecting to I-25 and Hwy 85. The strategic move marks a major milestone in the Schlosser Signs’ journey and positions it as one of the largest signage manufacturing operations in the U.S.

3505 Draft Horse Ct is positioned just one mile from the I-25 and Crossroads Blvd interchange and 1.5 miles from the Promenade at Centerra shopping center. The building features radiant heat, natural lighting, 14’ overhead door, 20’-24’ clear height, open floor plan, and outside storage.
