One Platte Breaks Ground

One Platte, a 5-story mixed-use project located at 1701 Platte Street in downtown Denver’s vibrant Central Platte Valley neighborhood, has officially broken ground. The project is being developed by Nichols Partnership, in a joint venture with Shorenstein Properties, LLC, an owner and operator of high-quality office, residential and mixed-use properties across the U.S. The Beck Group is the design builder.

One Platte resides on a 1.5-acre property purchased by Nichols from the City and County of Denver in February 2019, one of the last remaining development sites within the Central Platte Valley. The project will include approximately 240,000 square feet of office space along with 10,000 square feet of prime ground floor retail space.

The 250,000-square-foot building will feature the largest floorplates of any building in downtown Denver, floor-to-ceiling windows offering views of the Rocky Mountains and Denver skyline, and certifications from WELL, LEED® and WiredScore. Tenants will enjoy a range of on-site amenities including a lounge, a rooftop terrace, event spaces, a fitness center, abundant bicycle lockers and a secure underground parking facility.

Shorenstein and Nichols expect to complete development and construction of One Platte in early 2022.
