Opus has started construction on Forge at Peak Innovation, a two-building 252,890-square-foot Class A speculative industrial development located on 18.2 acres in the heart of Peak Innovation Park in Colorado Springs. The project is Opus’s first in the rapidly expanding Colorado Springs market.
“Forge at Peak Innovation Park represents the next generation of Class A industrial space within the Peak Innovation Park master plan—flexible and efficient with excellent visibility and access,” said Eric Chamberlin, senior director of real estate development with Opus. “With Colorado Springs’ pro-business environment and the park’s location and infrastructure, Forge will attract Department of Defense, aerospace and same-day distribution users looking to expand in Colorado Springs and the Front Range.”
Opus is the developer and design-builder of Forge at Peak Innovation Park, which is slated for completion in December 2026. Enertia Consulting Group is the civil engineer of record, and Intergroup Architects is the architect of record. The development is being marketed by Alec Rhodes of Cushman & Wakefield and Mike Helwege of CORE Commercial Brokerage Company.
Of the development, Colorado Springs Mayor Yemi Mobolade said, “Forge at Peak Innovation Park is a major win for Colorado Springs, a place where our aerospace, defense and other key industries can grow quickly, confidently and together. These ready-built spaces open the door for new employers, quality jobs and the kind of economic momentum that strengthens our entire community. I’m grateful for the partners who brought this vision to life, and I look forward to what we will build here.”
Located at the entrance to the Colorado Springs Airport, Peak Innovation Park is a 1,600-acre master-planned business park offering exceptional access, visibility and infrastructure for industrial, office, retail and hospitality users. Home to major employers such as Amazon, Frito-Lay, Northrop Grumman and The Aerospace Corporation, the park is expanding its power capacity to support advanced manufacturing and high-tech operations. Just minutes from multiple military installations and major highways, Peak Innovation Park sits at the heart of Colorado Springs’ growing innovation corridor, making it ideal for same day Front Range distribution.
Forge at Peak Innovation Park features a modern, efficient design that supports seamless business operations. Building A spans 121,762 square feet with 15 dock doors (expandable to 22) and 139 vehicle parking stalls. Building B totals 131,128 square feet with 17 dock doors (expandable to 26), 168 vehicle parking stalls and six trailer stalls. Both front-park, rear-load buildings share a secure truck court and offer 32-foot clear heights, four drive-in doors, 3,000 amps, high-bay LED lighting, 2,485 square feet of speculative office and EV-capable parking stalls.
“We’re very excited to be building a differentiated offering in Colorado Springs and to be building what we anticipate will be a long-term relationship with city and economic development leaders there,” said Chamberlin. “We’re grateful for the support, engagement and partnership we’ve experienced to get this project off the ground.”
