OZ Architecture’s Keystone Project Takes Shape

One River Run will transform an undeveloped tract of land at the River Run base area of Summit County’s Keystone Resort from a nondescript parking lot into an amenity-rich, ski-in-ski-out mixed-use development. The lead developer of One River Run, Colorado-based One River Run Acquisition LLC, chose OZ Architecture to provide programming, architectural design and interior design for the project, which is targeted for completion in 2022.

On the drawing board for more than two decades, the One River Run project is the first major development addition to Keystone’s River Run Village in the 21st Century and fills a longstanding void in the resort’s base area. Located on the site of the Hunki Dori parking lot at the base of the River Run Gondola, OZ’s design features 95 condominiums, 12,000 square feet of commercial space and a flagship branded hotel.

“One River Run has a fresh mountain feel that is distinctly Keystone,” said Rebecca Stone, principal, and resort & hospitality practice area lead for OZ Architecture. “This combination of a branded hotel, condos, skier services, event space, and food & beverage venues reflects a current version of a flexible ski resort base building that visitors and locals alike will flock to as a new gathering space for River Run Village.”

Inspired by surrounding outdoor elements and incorporating a distinctly Coloradan mountain modern feel, the OZ design includes:

  • A 100+ room branded hotel with a spa, restaurant and event space.
  • 30 signature ski-club condo units among the almost 100 condos in the development.
  • 5,000 square feet of flexible event space with views to the mountain and the Snake River, which winds through Keystone Resort.
  • A lobby bar and full-service three-meal restaurant.
  • 9,600 square feet for third-party-operated restaurants and retail.
  • Resort support and skier services, including ski rental, ski school and ski storage space.
  • Below-grade parking for hotel guests and residents.
  • A private outdoor pool and hot tub.
  • A public terrace connecting the gondola plaza with the lobby and bar to serve as a welcoming community space/gathering spot.
  • Gondola plaza improvements to give the River Run base a stronger sense of place.
