Pinkard Construction Awarded Phase Two of the Edge Residential Community in Loveland

The Loveland Housing Authority (LHA) has selected Pinkard Construction Company as construction manager/general contractor to continue construction on phase two of the Edge Apartment Community in Loveland.

Pinkard will work with OZ Architecture to construct the 68,000-square-foot complex. It will consist of 69 units in four three-story walk-up buildings as well as a 2,500 square foot clubhouse addition serving households with incomes ranging between 30 percent and 60 percent of the area median income. The apartments will be constructed on a 3.7-acre portion of a 5.3-acre parcel of land located immediately south and east of the original Edge residential community and is located at the northwest corner of Boyd Lake Avenue and 15th Street.

“The Edge II Apartments are an important addition to Loveland’s affordable housing inventory and will create 69 new units that will provide new housing opportunities for households of all ages,” said Jeff Feneis, executive director, Loveland Housing Authority. “In addition, with the inclusion of one bedroom and studio apartments, the Housing Authority will have the opportunity to better utilize available resources to house homeless youth aging out of foster care, as well as other homeless populations.”

Initial project estimates indicate a $16.5 million project cost, plus site and infrastructure. It will be financed with LIHTC and State Credits, fee waivers, Community Development Block Grant funds, grant funds from the Colorado Division of Housing, a long-term commercial mortgage, and LHA equity.

Construction is projected to begin in March of 2020 with a projected occupancy date of May 2021.
