Davis Graham & Stubbs LLP, a preeminent Denver law firm for over 100 years, will relocate in 2024 to Paradigm River North, a state-of-the-art 200,000-square-foot office development located at 3400 Walnut Street in Denver. DGS made the announcement in coordination with the project’s co-developers, Jordon Perlmutter & Co., and Rockefeller Group.
DGS will occupy 80,000 square feet in the top three floors of this new generation eight-story building targeting a LEED Gold design integrated with a sophisticated modern aesthetic that pays tribute to the neighborhood’s historic industrial character. Located at the epicenter of RiNo, which is evolving into Denver’s most vibrant mixed-use environment, Paradigm River North, designed by award-winning Tryba Architects, is setting a new and high-tech standard for quality and design. The building, which commenced construction in April, is scheduled to be completed in late 2023. More information about the project is available at paradigmrivernorth.com.
“We have spent the past few years evaluating our office needs while taking into consideration evolving workspace trends and Denver’s changing business ecosystem. Paradigm River North provides high-quality, technology-enhanced office space with ample access to outdoor space that will well serve our employees and clients for years to come,” said DGS Co-Managing Partner Kristin Lentz. “DGS was ahead of its time in transitioning to the Union Station area some 20 years ago, and we are excited about this move to a vibrant area of Denver and the opportunity to engage with our new RiNo neighbors.”
A brick facade with oversized windows blends architectural appeal with an abundance of natural light. The interior has been designed with collaboration in mind, and there will be ample outdoor space on each floor, including an outdoor living room on the seventh floor and a penthouse-style veranda on the eighth floor that will offer a panorama evocative of the Colorado lifestyle. The area is both walkable and transit-rich. Two blocks from the 38th and Blake Street light rail station and along bicycle paths, Paradigm River North is accessible by multiple modes of transportation, providing optimal connectivity to downtown Denver, Union Station, and Denver International Airport.
Paradigm River North co-developer and building manager Jordon Perlmutter & Co. is one of the foremost, private real estate development firms in the region. The company’s projects have included several regional malls, outdoor shopping centers, office buildings, industrial business parks, and apartment complexes. Co-developer Rockefeller Group is a national developer that opened its first Denver office in 2021.
“DGS has long been a recognized leader in the region, and we are thrilled to welcome a firm of its caliber as the anchor tenant at Paradigm River North,” said Sean Perlmutter, Partner, Acquisitions & Development for Jordon Perlmutter & Co. “This lease demonstrates the importance of quality and location – in building and beyond – to the future of the modern workplace.”
Jay Despard, Rockefeller Group’s senior managing director and head of development in the Rocky Mountain region, added, “The RiNo Art District brings so much to the equation in terms of the factors that are driving office location decisions today, namely opportunities for collaboration, culture, and experiences. We’re very pleased that DGS has made such a major commitment to the project.”
Leasing for the project is being led by Newmark Executive Managing Directors Jamie Gard and Jeff Castleton. DGS was represented by Todd Wheeler, Steve Billigmeier, and Rob Bain of Cushman & Wakefield.
