Colorado-based East West Partners, together with Slifer Smith & Frampton Real Estate (SSF), announced this week that the newest residential collection in the vibrant Snowmass Base Village, Cirque Residences at the Viceroy Snowmass, sold 41 of 46 available slope-side residences in the first eight days of sales. List pricing for the residences range from $2.5 million to $11.75 million, with sales reaching over $150 million in the first five days of sales.
To date, East West Partners and SSF are responsible for over half a billion dollars in total closed and pending sales volume in the Snowmass Base Village including Cirque x Viceroy, Aura, Electric Pass Lodge, Havens on Fanny Hill, One Snowmass East and West , Lumin, Limelight and the original Viceroy Residences.

All 46 residences are in a brand-new tower of the Viceroy Snowmass and were sold turnkey with thoughtfully curated furniture and housewares package, including kitchen, bath accessories, linens, TVs and window coverings. Floor plan options include 2-bedroom and 2-bedroom lock-offs, 3-bedroom lock-offs, 3-bedrooms + dens and 4-bedroom Grand Penthouses. The residences range in size from 1,189 to 2,386 square feet. Ownership includes access to the full-service Viceroy Snowmass amenities and services, including multiple on-site restaurants, in-room dining, year-rounded heated pool and world-class spa, fully equipped fitness center, full-service ski valet, residential services, on-site concierge and more.
Only five residences remain available at Cirque x Viceroy including two 4-bedroom/4 bath “Grand Penthouses” and three additional penthouses: one 2-bedroom, 2-bath, two-story residence; and two 3-bedroom + den/3-bath residences. Prices for the remaining inventory range from $3.9M to $11.75M.
Buyers for the 41 sold residences were from all over the U.S. including Miami, Los Angeles, Northern California and neighboring Aspen, as well as international destinations including Mexico and Brazil.

Cirque x Viceroy builds upon the success of East West Partners’ projects in Snowmass Base Village. To date, six of the projects – Electric Pass Lodge, Havens on Fanny Hill, One Snowmass East, One Snowmass West, Lumin and Limelight Residences – are already sold out and complete. Havens on Fanny Hill offered 10 single-family residences while the ultra-efficient Electric Pass Lodge included 52 residences powered 100% by renewable electricity – both projects are sold out with owners closing and moving into their homes this spring and summer. Most recently, Aura launched sales in Summer 2022 selling over $60M in the first six weeks. This residential collection features 21 luxury 4- and 5-bedroom homes with exclusive amenities and will also be powered 100% by renewable electricity and include a sustainable mass timber structure. Remaining Aura residences start at $7.95M.
“We know there’s a storyline out there that the appetite for real estate is dwindling in many markets, but that’s not the case here,” said Burstyn. “With the redevelopment of Snowmass Base Village into an internationally acclaimed destination and a general lack of inventory across the board, I think the five remaining residences at Cirque x Viceroy and the 15 available residences at Aura will not last long.”
Construction began in November 2022 with estimated completion in Q3 2024. Snowmass Base Village is being developed by East West Partners, Aspen Skiing Company and KSL Capital Partners – all Colorado-based companies.
