Retail Momentum Builds at Parkside @ City Centre

A partnership of Spark & Halo, Two Arrows Group, and OlivePoint Capital has announced two new restaurant leases at Parkside @ City Centre in Aurora, marking continued progress in repositioning the former Parkside Eatery food hall into a collection of retail offerings designed to serve the surrounding neighborhood better.

Bonchon Korean Fried Chicken and Wapos Cantina have signed leases for approximately 2,600 square feet and 2,850 square feet, respectively. The additions add two established restaurant concepts to the growing retail mix near the intersection of Alameda Avenue and Sable Boulevard and further diversify the tenant mix at Parkside @ City Centre.

“Our goal with Parkside Eatery has been to rethink the former food hall model and create a retail environment that is more sustainable, higher-performing and responsive to what the surrounding community needs,” said Tom Kiler, founder of Spark & Halo. “Bonchon and Wapos are strong additions that bring established concepts and new dining options to the neighborhood while adding to the energy and investment we’re seeing throughout this part of Aurora.”

Bonchon and Wapos join Parkside amid increased investment and leasing activity around the Alameda and Sable intersection, including a recently announced large-format Best Buy lease next door. The two leases will join existing tenants including Cheba Hut, Playa Bowls, Diroka Tattoo, Five Guys, Rare Tea, Einstein Bros. Bagels, The Halal Guys and Parkside Liquors, and are expected to open in the coming months.

Bonchon is going to be a natural fit for this neighborhood.”

Atilano and Adriana Gonzalez, owners of Wapos shared, “When we opened the first Wapos Cantina, our dream was to create a community space that blends bold, authentic Mexican heritage with the fresh, quality ingredients our family loves. Bringing Wapos to Parkside at City Center is an incredibly exciting next step for us. We can’t wait to share our family’s recipes with Aurora.”

The partnership of Spark & Halo, Two Arrows Group, and OlivePoint Capital acquired the property in July 2025.  The retail center is part of a larger mixed-use development that includes a 216-unit Class-A apartment complex and is located directly across from Town Center at Aurora shopping mall.

Only two retail spaces remain available at the property, measuring approximately 3,034 square feet and 1,976 square feet. Spark & Halo is working with Lisa Vela from Colliers’ Retail Services Team to target complementary neighborhood-serving concepts such as coffee shops, nail salons, health and beauty operators and other service-oriented retail uses to round out the tenant mix.

The property benefits from its proximity to major employers including Fitzsimons Medical District, Buckley Space Force Base and Aurora Municipal Center, with over 11,000 jobs within just a half-mile radius, and is located at an intersection with over 64,000 vehicles per day.
