Roadsafe Traffic Systems Relocates Denver HQ to Dove Valley Business Park

DENVERTranswestern’s Denver office announced today that Roadsafe Traffic Systems is relocating its headquarters to a planned facility in Arapahoe County. With the help of the Transwestern’s Chicago team, Transwestern’s Craig Paton and Craig Bustos represented Roadsafe in the land sale and structured the 15-year lease with Ridge Development, Transwestern’s industrial development arm, which will develop and own the new facility. Roadsafe Traffic Systems is currently located in north Denver, headquartered in Chicago.

“We have worked with Roadsafe for two years, having previously negotiated a short-term solution in Commerce City, which bought us the necessary time to find a permanent home,” said Bustos. “The tight industrial market in the north metro submarkets offer few opportunities at attractive pricing for a company that requires extensive outdoor storage for service fleet vehicles. We found our client’s needs were more comfortably met farther south.”

Roadsafe Traffic Systems will occupy a state-of-the-art office/warehouse building on 7.99 acres in the Southeast Industrial submarket. This 52,000-square-foot facility will include 8,000 square feet of office space with 24-foot clear heights in the warehouse and loading areas. This transaction is the second build-to-suit Paton and Bustos have closed in Dove Valley in the last year.

“After a lengthy search for available land and buildings in the greater Denver metro area, we found the best location for Roadsafe’s needs and plans for growth to be in the Dove Valley Business Park,“ said Paton. “It is no coincidence that the site selected is next door to the 65,000-square-foot facility being built for Olympic Metals, a transaction we concluded late last year. The pro-business attitude of Arapahoe County and the attractive location and pricing in Dove Valley are a strong lure for steadily growing companies like Roadsafe.”

The new facility, which is Ridge’s first project in Denver, is slated for completion in April 2018. Located at 7909 S. Chambers Road, this location has access to Route 470, Interstate 25 and proximity to the Denver Tech Center.
