According to Rocky Mountain Resources (RMR), a 620-acre plot of land is to become the largest rail-served industrial park in the Denver Metro Area. Located at I-70 and Manilla Road, just east of Colorado Air and Space Port, Rocky Mountain Rail Park will offer the only Union Pacific rail sites available for development in the east Denver metro area. RMR will be the operator, developer and main user of the park.
Greg Dangler, president of RMR, said the company needed a large distribution site for its own product in the metro area but couldn’t find a location that could take over 100 rail cars worth of material. Working with Cushman and Wakefield, they settled near I-70, DIA and a number of new Aurora developments including the Gaylord Rockies.
RMR plans to occupy 150 acres of the project, with the remaining land available for sale, lease or build-to-suit. The area is zoned to accommodate companies with a rail, storage yard or heavy manufacturing component and the entire entitlement and approval process with Union Pacific Railroad and Adams County will take about two years. Aaron Valdez from Cushman and Wakefield says the park will be shovel-ready by mid-2019.
