Saint Joseph Medical Pavilion Signs New Tenant

Denver-based SCL Health Heart & Vascular Institute announced today that it will relocate to the new Saint Joseph Medical Pavilion on the campus of Saint Joseph Hospital in Denver. SCL has leased the entire 26,345-square-foot fourth floor of the building, which will include healthcare space along with street-level restaurants and retail. The move is scheduled to take place in the fourth quarter of this year.

The newly signed lease brings the total lease-up of medical space in the building to 45 percent, according to Kevin O’Neil, president and CEO of Fidelis Strategic Healthcare Partners, a Dallas-based real estate development firm which completed the project last fall.

SCL and Saint Joseph have been leaders in providing innovative heart care to the Denver metropolitan area for decades. The opportunity to house such a prestigious outpatient service line in our building is truly an honor.”

Allyn, Fidelis chief investment officer, adds, “Increasing the pavilion’s medical occupancy to 45 percent is especially gratifying since we were very limited in showing the building to prospective tenants during the pandemic lockdown. Through great representation from the CBRE Healthcare leasing team, we currently have several active LOI’s as the market is starting to rebound. The continued recovery from the pandemic along with medical practices desiring adjacency to cardiology care, pediatrics and ENT on the wonderful Saint Joseph campus bodes well for the lease-up of the remaining space.”

Dann Burke and Stephani Gaskins of CBRE represented Fidelis in the transaction, and Lee Diamond and Todd Papazianof CBRE represented SCL Health Heart & Vascular Institute.

Dr. Ruchika Husa, Cardiologist with the SCL Health Heart & Vascular Institute, says relocating into the new building will advance her organization’s mission in caring for the communities it serves. “This new space will give our award-winning heart and vascular program the ability to improve care coordination, expand our specialty care programs, and ultimately enhance the overall experience for our patients,” Dr. Ruchika says. “By housing comprehensive heart and vascular services in a single clinic where our cardiologists, cardiac surgeons and cardiac testing are in the same space, we will be able to further our mission and continue to deliver the best possible cardiovascular care in the region.”

The 99,000-square-foot, five-story Saint Joseph Medical Office Pavilion is highly visible and accessible at the intersections of Park Avenue, Ogden Street and 18th Avenue. It includes three floors dedicated to Class A medical office space, plus 10,000 square feet of ground-level retail and restaurant space. The facility also features a 10,000-square-foot, all-glass “jewel box” on the fifth floor with a rooftop sky deck that includes two patios, a fire pit and scenic views of downtown Denver and the mountains. Also included are convenient ground-level, covered parking for physicians and an adjacent lot that offers free parking for patients, visitors and tenants. In addition, physician ownership opportunities are available to tenant occupants.

The Saint Joseph Medical Office Pavilion was selected in December as the best new medical office building of its size in the national HREI Insights Awards, presented annually by Healthcare Real Estate Insights (HREI) magazine. The award-winning pavilion is owned by Fidelis Strategic Healthcare Partners, which was advised by BentallGreenOak, a leading investment management firm.
