Spec Office Building in Louisville Signs First Tenant

DENVERPlexus, a global engineering/manufacturing firm headquartered in Neenah, Wisconsin, has signed a 26,500-square-foot lease at 168 Centennial Parkway in Louisville, a recently completed speculative office building by Denver-based developer Koelbel and Company.

Completed in October 2017, 168 Centennial Parkway is a two-story, 58,300-square-foot Class A office building that features flexible floorplans, access to multiple fiber optic providers, landscaped grounds and an office campus setting. It is located just off U.S. Highway 36 in Centennial Valley Business Park, within walking distance to McCaslin Boulevard’s numerous dining and shopping options. The site is also RTD accessible via Call-N-Ride service.

“Plexus is the exact type of tenant that we envisioned would lease space in 168 Centennial when we were designing the building. They were able to utilize the blank slate that the building floor plate provides to create a space that fits their needs perfectly with office, labs, bike storage, showers and customer experience spaces. We are excited to have them as a tenant in the building,” said Walt Koelbel, director of commercial real estate for Koelbel and Company.

CBRE’s Frank Kelley, Erik Abrahamson and Joe Faller represented Koelbel in the lease. Lee Diamond, also of CBRE, represented Plexus as the tenant, who is expanding from their current Louisville location and will occupy the new space beginning in May 2018.

The site’s location between two major urban centers affords excellent access to multiple labor pools, while offering a significant cost savings over a downtown Boulder or Denver address. To see an innovative global leader like Plexus sign on to this project is a true testament to the quality of offering Koelbel has created,” said Erik Abrahamson with CBRE’s Boulder office.

Known as “the product realization company,” Plexus provides design and development, supply chain solutions, new product introduction, manufacturing, and aftermarket services to help companies around the world bring their products to market. The company specializes in serving customers with complex products used in demanding regulatory environments. Plexus currently operates 22 locations worldwide, including the Louisville location. Prompted by company growth, Plexus is moving to 168 Centennial to expand their Boulder County operations. They are building out the Centennial Valley Business Park location to accommodate an expansion of their design and development solutions offerings.

Space remains available for lease at 168 Centennial Parkway, including 11,749 square feet on the upper level and 19,500 square feet on the lower level.
