Taurus Builders, a Denver-based full-service commercial construction firm, is under construction on three tenant spaces at 240 St. Paul, a six-story, 83,594-square-foot class A office building in Cherry Creek. Taurus’ scope of work includes major structural modifications to the interior and exterior of the building to accommodate each tenant.
“Having worked with the previous building owner, BMC Investments, to complete several tenant finishes at 240 St. Paul, we have a strong understanding of the building, its tenants, and the challenges of working in Cherry Creek that made us uniquely qualified to take on this project,” said Dave Ellena, principal at Taurus Builders. “We’re committed to delivering the high-quality buildouts these tenants expect while minimizing impact to the existing tenants.”
The Gart Companies, which purchased the building in June of 2022 from BMC Investments, will move its current headquarters at 299 Milwaukee St. to occupy a 7,000-square-foot space on the second floor. A global insurance company will occupy the remaining 6,700 square feet of space on the floor.

This project is certainly no exception.”
Forum Investment Group, which has occupied the building’s entire fourth floor for nearly two years, is expanding its current 11,566-square-foot office to include the entire third floor. Taurus will connect the two spaces by creating a new opening on the fourth floor for an interconnecting staircase. The grand staircase will be a primary focal point and key design feature. The third floor will be finished similar to Forum’s existing space, featuring a multitude of high-end finishes, a fitness room and glass operable partitions opening the office space to the new exterior patio.
Taurus was responsible for adapting the space to the new users’ needs, which includes new curtainwall and window additions to the north, south and east sides of the building, slab opening and depression infills on floors two and three, and new core and shell restrooms. Additionally, Taurus will create an exterior patio for The Gart Companies on the second floor, by adding new openings in the third-floor patio and exterior wall openings on the second floor.
Renovations to the building are expected to be completed in Q4 2023.
This is one of several projects Taurus Builders has completed in the market. They are also the GC behind cocktail bar Forget Me Not and the upcoming ‘Ay Papi’ cocktail bar in Cherry Creek, plus the Modern Vietnamese restaurant ‘Sap Sua’ on Colfax and the popular Hop Alley eatery in RiNo.
