Tenants Embrace United Properties’ Trade@2534 Industrial Development

United Properties has experienced strong tenant demand at their Trade@2534 industrial development, located at 4201 Ronald Reagan Blvd. in Johnstown, Colorado. The development, the company’s third project in the 2534 master-planned community, is 90% leased with just one 27,000-square-foot vacancy remaining only nine months after its completion.

Trade@2534 offers modern, functional space ranging from 15,000 to 145,008 square feet for companies to grow and thrive within a business-friendly community. The diverse tenant portfolio includes PODS, Radial Engineering and SCP Distributors. Grocery retailer Kroger will be using the building for its e-commerce fresh food distribution center, the first in Colorado, with exclusive use of a five-acre parking lot adjacent to the property to serve the rapidly growing northern Colorado population.

Located in an area that has grown over 15 percent since 2020, Trade@2534 is a premium site with many of the amenities today’s employees want. The property is strategically located near the intersection of Interstate 25 and U.S. Highway 34, with proximity to a wide variety of retail, dining options, offices, health care, housing and other services.

The project consists of two Class A buildings — Building 1 is a 72,896 square-foot single-load building and Building 2 is a 145,008 square-foot cross-dock facility. The well-designed buildings provide 24 feet and 28 feet clear height and feature energy-efficient, modern designs, TPO 60-mil “Cool Roofs,” ESFR sprinkler systems, and modern truck courts with significant car parking.

Trade@2534 is part of a joint venture partnership between United Properties and PCCP, LLC.
