The Connor Group Acquires Littleton Apartments for $100M

The Connor Group, a Dayton, Ohio-based leading national real estate investment firm, has acquired Olivine, a four-story, 326-unit luxury multifamily community located at 8012 W Long Dr, Littleton. The Connor group paid $100 million, according to Jefferson County records. 

The seller is an LLC affiliated with Scottsdale, Arizona-based Alliance Residential Company.

“Littleton is a highly sought-after destination within the Denver metro that provides residents with a community-driven environment and great schools,” said Bob Lloyd, CEO of The Connor Group. “Couple this with the fact that Olivine has extraordinary amenities and floor plans, and we’re confident it will continue to be a highly desirable place to live.”

Olivine is The Connor Group’s fourth property in the Denver area, joining Alas Over LowryGardens at Cherry Creek, and Outlook DTC in Denver Tech Center — and its fifth acquisition in Colorado since entering the market in 2017.

“Anytime we enter a market, we do so with the intent to remain investors in that market for fifteen-plus years,” said Brock Wright, senior vice president of acquisitions at The Connor Group. “Denver continues to be one of those markets that meets or exceeds expectations for our investors. We are thrilled to continue to grow our portfolio with the addition of Olivine.” 

Designed by Santulan Architecture, Olivine offers residents easy access to an 18-hole golf course with scenic mountain views, an outdoor swimming pool, a state-of-the-art fitness center, and a rooftop lounge. Additional amenities include a marketplace, co-working space, practice putting green, a dog park, ski-tuning, and a community clubhouse. Pet-friendly apartments feature designer kitchens with stainless steel appliances, full-size washers and dryers, stone tile and glass showers, large walk-in closets, and spacious private patios.

Littleton is a vibrant, historic community with a wide range of cultural activities from popular breweries and restaurants to theater, museums, and art galleries, as well as 1,500 acres of open space with a variety of outdoor options including golf, tennis, fishing, and an extensive trail system including 35 miles of bikeways.
