The Neenan Company Delivers Luxury Residential Project in Fort Collins

The Front Row on Mountain Avenue, featuring 22 luxury residential condos in the heart of Old Town, Fort Collins, is now complete. The Neenan Company developed, designed, and built the residential condos, reporting sales on 95 percent of the units.

The property represents the last major infill site within the surrounding segment of downtown Fort Collins and helps support Northern Colorado’s housing market demand, which has seen a surge in recent years driven by low inventory, low-interest rates, and population growth and migration from high-priced markets. The condos’ strong sales reflect the project’s success in filling a market gap for homeowners seeking new, quality housing and accessibility in the heart of Old Town.

Located at 221 E. Mountain Ave., one of the most active and prominent intersections in Fort Collins, the condos occupy the top two levels of the four-story building. The building also includes a new full-service Elevations Credit Union branch, offering consumer and business banking, mortgage loans and wealth management. The Neenan Company served as the architect and general contractor for the Elevations branch, which was designed to reflect the Northern Colorado community, including interior finishes made of sustainable materials and local Fort Collins artwork.

The one- and two-bedroom condos range from about 800-2,400 square feet, with the residential project totaling approximately 30,000 square feet of the 67,000-square-foot, mixed-use property. The project’s amenities include premier finishes, private balconies, residents’ exclusive use of the 33-car underground parking garage with storage and car charging capacity, a rooftop patio, and a rooftop pet park.

The completion of this project comes alongside The Neenan Company’s previous work with Elevations Credit Union. Elevations Credit Union is a member-owned not-for-profit financial institution serving Colorado’s Front Range. The Neenan Company is also planning opportunities to continue its development of commercial condos in Northern Colorado, concentrating on the demand for medical-focused retail condos.
