The Opus Group (Opus) plans to construct a two-building industrial development totaling 264,000 square feet in Denver’s Southeast submarket in the Dove Valley Business Park.
“This development further grows our industrial portfolio in the Denver market,” said Sean Cummings, vice president at Opus. “The Southeast submarket is currently experiencing robust demand from tenants in varying sizes and numerous industries, and this project is being designed with the highest flexibility to capture that demand.”
Situated at the southwest corner of S. Potomac St. and S. Chambers Rd. the project will provide convenient access to nearby freeways including I-25 via Arapahoe Rd., E-470 and I-225 via Highway 83. The site offers unique topography that provides users of the western building expansive and unobstructed views of the Rocky Mountains. The eastern building will be 117,000 square feet with 28-foot clear height and the western building will be 147,000 square feet with 30-foot clear height. Furthermore, the project offers abundant auto parking and an efficient truck court.
“This project will provide institutional quality space and amenities to accommodate a wide range of tenant uses including industrial, e-commerce, aerospace, manufacturing, food service and more,” said Cummings.
Opus closed on the land purchase this week and construction on both buildings is scheduled to begin July 2019 with completion by year-end.
The Opus Group is the developer, design-builder and the architect and structural engineer of record. Doug Viseur and Todd Witty from CBRE represented the land seller and will be retained by Opus as the listing agents for the property.
