The Stockman, Auberge Collection Breaks Ground

Construction has officially begun on The Stockman, Auberge Collection, a nine-story ski-in, ski-out resort and residential community located at the base of Steamboat Resort in Steamboat Springs. Developed by Stockman Development LLC, led by Marquee Development, the highly anticipated project will introduce 95 private residences and 59 hotel guest rooms and suites, creating a new landmark destination that blends luxury hospitality, residential living, and year-round mountain experiences. 

To mark the start of vertical construction, leaders Eric Nordness of Marquee Development, Rob Perlman and Krista Sprenger of Alterra Mountain Company, and Richard Arnold of Auberge Collection joined Steamboat Resort team members, project partners and community members on-site to celebrate the milestone.  

“Breaking ground on The Stockman, Auberge Collection, is a major milestone that reflects the thoughtful planning behind creating a place that feels authentically Steamboat,” said Eric Nordness, managing principal of Marquee Development. “The demand we’ve seen so far confirms that people want to be part of Steamboat’s next chapter, and we are one step closer to welcoming guests and residents to one of the nation’s best alpine destinations.” 

The start of construction signals the physical realization of a project that has already reshaped the local real estate market. Since launching sales earlier this summer, The Stockman has placed more than 25 percent of residences under contract including three signature rooftop “Barn” penthouses.  

Expected to open in 2030, The Stockman, Auberge Collection will offer residences ranging from studios and one-bedroom homes to expansive five-bedroom penthouses. Designed by OZ Architecture with interiors by Nunzio Marc DeSantis Architects, the project is designed for seasonal residents and multi-generational families seeking a legacy mountain retreat. The residences will feature refined interiors, expansive terraces, and thoughtfully designed spaces that celebrate Steamboat Springs’ natural surroundings. The collection will also include signature rooftop “Barn” residences inspired by the silhouettes of traditional valley ranches, featuring dramatic double-height ceilings, expansive outdoor spaces, and panoramic views of the surrounding peaks. Pricing begins at $1.6 million. 

The development will introduce three distinct culinary venues and a Wellbeing by Auberge concept, including a full-service spa and pool. The wellness offering will feature thermal bathing experiences designed to restore energy and encourage connection. Year-round programming will further activate the property, from ski-butler service and après-ski in the winter to outdoor experiences and poolside leisure in warmer months.
