Three new businesses are joining Palizzi Marketplace, a neighborhood shopping center in Brighton. The Doughnut Social, Premier Martial Arts and the U.S. Army all signed new leases this summer.

Molly Bayer, a retail specialist with CBRE, is representing the shopping center’s owner, Westwood Financial, in marketing the property and arranged the three leases.

The Doughnut Social is a local concept, the brainchild of Jane Rodriguez and Youcef “Joe” Berkane. Brighton is the company’s first location. The store serves doughnuts and other pastries, kolaches, breakfast sandwiches and coffee. It opened this summer.

“We are blessed and honored to be a part of the Brighton community, and we are overwhelmed with all of the support our shop has received,” said Ms. Rodriguez.

Premier Martial Arts is a national company offering martial arts training for kids and adults. The location in Brighton will be the company’s 13th Colorado outpost and will open this fall.

The U.S. Army will use its suite as a recruitment office. It also plans to open this fall.

“These leases are just the latest example of how retail activity is picking up across metro Denver. They will be a strong complement to Palizzi Marketplace, which is already a daily retail destination for many in the Brighton community,” said Ms. Bayer.

The metro Denver retail market posted its fifth consecutive quarter of positive net absorption—a measure of net move ins and move outs—in the second quarter of 2022, according to CBRE research. The Northeast submarket, home to Brighton, has seen 69,754 sq. ft. of positive net absorption year to date.

Palizzi Marketplace is a King Soopers-anchored shopping center located at 450 E Bromley Lane, just east of State Highway 85 and approximately 30 minutes north of downtown Denver. The three new tenants join a mix of shopping and dining options at the retail center, including Good Times, Perfect Teeth, Bellco Credit Union and a global coffee chain.

Combined, the three new leases total 4,320 sq. ft. Two suites remain available for lease at Palizzi Marketplace.
