Top Law Firm Signs Lease for 30th Floor at 1900 Lawrence

One of the world’s top law firms, Gibson, Dunn & Crutcher LLP, will relocate from its existing downtown office and take over the entire 30th floor at 1900 Lawrence, a  Class A+ trophy office tower in downtown Denver. Gibson Dunn is the first tenant to sign a lease at 1900 Lawrence, which is owned by Riverside Investment & Development Company in partnership with Convexity Properties and Canyon Partners Real Estate. The projected move-in date is February 2025.

Upon its completion in May 2024, the 30-story project, totaling over 700,000 square feet of office space and 10,000 square feet of ground-level retail will be the largest office building to be built in downtown Denver in more than 40 years. Gibson Dunn and all future tenants will enjoy new standards for the workplace environment with next-generation innovations in sustainability, health and wellness, technology, and amenity programming: 1900 Lawrence is the first building in Denver – and one of only a handful globally – that is designed for LEED-Platinum, WELL-Platinum, and WIRED-Platinum certification.

Denver-based JLL Managing Director Jamie Roupp, and his team, are handling leasing for the project on behalf of Riverside. “1900 Lawrence establishes a new standard for high-rise office buildings in downtown Denver and Gibson Dunn’s tenancy demonstrates the demand we are seeing from market leading tenants,” Roupp said.  Dan McGowan, Janessa Biller, Tom Doughty, and Elizabeth Cooper with JLL, represented Gibson Dunn in the transaction.

Designed by renowned architect Goettsch Partners, 1900 Lawrence is a $400 million project offering state-of-the-art office space, expansive ceiling heights and highly efficient rectilinear floorplates with floor-to-ceiling glass, multiple floors with private tenant terraces, and unparalleled views of the Front Range, Coors Field, LoDo, and Skyline Park. Best-in-class amenities will include a leading-edge fitness center, multi-use conference facilities and a tenant lounge with direct access to a landscaped outdoor terrace. Designed with the latest technology, sustainability, and health and wellness standards in mind, 1900 Lawrence will include hospital-grade ventilation systems, floor-by-floor fresh air that greatly exceeds code, touchless elevators and access control.
