Denver-based investor and developer Focus Property Group has closed on the purchase of Triad Orchard Station and has hired the team of Ryan Stout, Nate Bradley, and Zach Williams of Cushman & Wakefield, as the exclusive leasing agents for the 414,831-square-foot, three building office campus. The campus is located at 5660, 5670, 5680 Greenwood Plaza Blvd., Greenwood Village.
Focus has teamed up with local architecture firm Waring Associates and plans extensive progressive improvements for the modern office user. The $10 million-dollar improvements include exterior upgrades, a new tenant lounge, secured bike storage, nearly 60,000 square-feet in speculative suites, and an expanded outdoor plaza equipped with a dog park all in a new dog-friendly environment. Focus will manage the property, making it the largest property in their portfolio. Upgrades are slated for completion in the summer of 2020.
“These upgraded amenities will enable our tenants to attract and retain talent while bringing in new and exciting companies to the Greenwood Village submarket,” said Bahman Shafa, CEO of Focus Property Group.
Triad at Orchard Station is located within 500 feet from the Orchard Station Light Rail platform and is an ideal candidate for Focus Property Group’s third Enterprise Coworking location as demand for suburban coworking continues to evolve. Focus also purchased 5500 Greenwood Plaza Blvd, in Greenwood Village, in May 2018.
“We are looking forward to the opportunity to partner with Focus to reposition and stabilize this iconic Southeast Denver asset with great proximity to a reactivated light rail location,” said Nate Bradley of Cushman & Wakefield.
