Falcon Commerce Center, a two-building, Class-A industrial development totaling 363,955 square feet in Monument, just north of Colorado Springs, has broken ground. The facilities will be designed for industrial, warehouse and distribution purposes. The project is a partnership between CP Real Estate Capital, NAI Highland Commercial, VanTrust and JLL, and marks VanTrust’s first venture in the Colorado market.
“We are thrilled to announce Falcon Commerce Center as our first venture in Colorado,” said Andy Crimmins, vice president of development at VanTrust. “Colorado Springs’ burgeoning business climate made it an attractive market. Breaking ground on these Class-A facilities is the first step in what is sure to be a bright future ahead at Falcon Commerce Center.”
Located in the Northwest submarket of Colorado Springs, Falcon Commerce Center will consist of buildings A and B, which span 249,633 square feet and 114,322 square feet. Building A will be Colorado Springs’ first cross-dock speculative facility while Building B will feature a rear-load dock. Featuring premier access to I-25, Falcon Commerce Center is adjacent to the U.S. Air Force Academy and at the cusp of new industrial development between Denver Tech Center and downtown Colorado Springs.
“We value our partnership with VanTrust, JLL and NAI Highland Commercial on this project and look forward to the positive impact Falcon Commerce Center will have on the community of Monument,” added Tom Blunk, partner with CP Real Estate Capital.
Located between nearby UPS and Budweiser distribution facilities, Falcon Commerce Center is strategically positioned between Colorado Springs and south Denver. The property is just a 35-minute drive from the Colorado Springs Airport and within an hour from Denver International Airport, offering prime connectivity to key access points. Recent infrastructure improvements in the area include TrueNorth Commons, the 36-acre mixed-use development near the United States Air Force Academy that features 375-room Hotel Polaris, 100,000 square feet of build-to-suit office space and the USAFA Visitor Center. Falcon Commerce Center is a one-of-a-kind industrial destination for companies looking to establish or expand their presence in the Denver and Colorado Springs markets.
JLL Senior Managing Director Carmon Hicks and NAI Highland Commercial Principal Randy Churchill Dowis have been selected to handle leasing at Falcon Commerce Center.
“Falcon Commerce Center is intentionally designed to fill a need in northwest Colorado Springs,” said JLL’s Hicks. “As tenants in the market identify the optimum footprint for their operations, VanTrust is delivering a state-of-the-art product at the ideal size range for current demand. Additionally, with low vacancy in this trade area, Falcon Commerce Center will be providing businesses an outstanding opportunity in the midst of a well-located submarket.”
Falcon Commerce Center Building B is expected to deliver in Q1 2026 while Building A will deliver the following quarter.
