A 14,412-square-foot Walgreens property at 835 E. 17th Ave. in Longmont has sold for $4,187,987.
Matt Call, founding principal, and Jeff Brandon, SIOR, principal at NavPoint Real Estate Group, represented buyer B2B Property LLC in sourcing and completing the acquisition.
The freestanding retail building sits on approximately 1.62 acres in north Longmont and has operated as a Walgreens since it was constructed in 2003. The single-tenant property is leased to Walgreens under an absolute triple-net (NNN) lease, providing the owner with a long-term, low-management investment.
“This acquisition reflects our continued focus on identifying well-located, essential-service retail properties with established tenancy and strong surrounding market fundamentals,” said Brandon. “The property benefits from its Longmont location, an established customer base and proximity to a growing concentration of employers, residents and regional amenities.”

The city’s population growth and expanding economic base have helped sustain investor demand for necessity-based retail assets anchored by national tenants.
According to NavPoint, the firm identified the acquisition opportunity, advised the buyer throughout due diligence and coordinated the transaction through closing. The acquisition adds another healthcare-oriented retail asset to B2B Property LLC’s investment portfolio.
