Former Home to U.S. Engineering Sells for $2M

Loveland, COCBRE recently completed the $2 million sale of a 6.44-acre industrial campus located at 729 8th Street Southeast in Loveland, Colorado. The property was previously occupied by U.S. Engineering, which recently relocated its operations to Johnstown, Colorado.

Mike Eyer, Julius Tabert, Jon Rue and Kit Brown of CBRE’s Fort Collins office represented the buyer, Berthoud International, LLC of Berthoud, Colorado. The property sale closed July 13, 2017.

The approximately 48,000-square-feet of industrial space sits on 6.44 acres and can be used as high-class office warehouse space with desirable outside storage.

“It’s rare to find a site in Northern Colorado with this amount of outside storage space. That factor combined with the improvements the investor plans to make for the space will position this property well for future industrial tenants,” said Mr. Tabert, vice president
with CBRE in Fort Collins.

The site includes three buildings, the largest of which is a 35,892-square-foot office warehouse building that features a recently remodeled 12,217-square-foot office space with kitchen. The other two buildings total 7,500 and 5,000-square-feet respectively. Amenities include radiant heat, exhaust fans, six overhead doors, seven dock spaces, cranes, compressors, and a full sprinkler system.

The campus is located on 8th Street, one block east of U.S. Highway 287. I-25 is less than 10 minutes away via Colorado Highway 402.
