Jordon Perlmutter & Co. has announced the groundbreaking of Phase II at Hub Arapahoe, marking the next chapter in the development of the premier 22-acre, 304,172-square-foot, Class A industrial campus located 1.5 miles east of I-25 at Arapahoe Road in Centennial. Anchoring this milestone is a new lease agreement with Pacific Office Automation, a leading provider of business technology solutions, which has committed to 32,000 square feet of the upcoming space.
Phase II will deliver over 150,000 square feet of highly functional industrial space across two buildings and is slated for completion in April 2026. Pacific Office Automation’s pre-lease underscores the strong demand for modern, last-mile logistics and service space in Denver’s Southeast submarket.
“We are thrilled to kick off construction on Phase II with such strong momentum and a high-caliber tenant in Pacific Office Automation,” said Sean Perlmutter, partner at Jordon Perlmutter & Co. “Their commitment is a testament to the vision behind Hub Arapahoe – to deliver highly accessible, top-tier industrial space tailored to the needs of today’s users.”
“We’re proud to expand our operations to Hub Arapahoe and to be part of such a dynamic, well-positioned industrial campus,” said TJ Weisenburger, vice president of Pacific Office Automation. “The location, accessibility, and building quality make it a perfect fit for our business and our team.”
The groundbreaking follows the successful completion and full lease-up of Phase I, which is 100% leased and attracted a diverse tenant mix including FritoLay, Flex Energy Solutions, Med Safety Solutions, and D-Bat. The swift leasing activity has validated the market demand for high-quality, flexible industrial facilities.
Strategically located 1.5 miles east of I-25 at Arapahoe Road and minutes from the Denver Tech Center, Hub Arapahoe offers tenants unmatched multimodal access, flexible suite configurations ranging from 15,000 to 80,000 square feet, 24-foot clear heights, 18-20 dock-high doors and 4 grade-level doors per building. The development is also adjacent to Peakview Park and surrounded by retail, dining, and transit amenities.
“Tenants are responding to the combination of modern design, functional layout, unbeatable access, and proximity to services,” said Dave Lee, senior managing director at JLL. “With Phase II now underway and Pacific Office Automation on board, Hub Arapahoe continues to set the standard for what today’s industrial users in the Southeast submarket are looking for.”
