City of Loveland Acquires 1515 Cascade Avenue for Admin Offices

According to a Cushman & Wakefield press release, the City of Loveland has purchased a 89,748-square-foot office building and an adjacent 33,156-square-foot warehouse at 1515 Cascade Avenue in Loveland.

Cushman & Wakefield’s Jason Ells, CCIM and Cole Herk, CCIM represented the sellers, FAMLECO Group Publishing, LLC and Cascade Distribution, LLC, in the transaction. The property was acquired by City of Loveland, represented by Nathan Klein and Rico Devlin of LC Real Estate Group.

The office building at 1515 Cascade Avenue is a three-story structure offering 89,748 square feet of space with potential for a 60,000-square-foot expansion. The building features a second-floor patio area, two fireplaces, three elevators, a café and a fitness room. It also provides access to conference and training facilities throughout the campus. The adjacent warehouse, spanning 33,156 square feet, includes a freight elevator, five dock high doors and a drive-in door, with potential for a 48,000-square-foot expansion.

This campus was built to suit Group Publishing in the mid-90’s, later expanded as the company grew and it has been home to Group Publishing for the decades since. Group Publishing was acquired by Cook Media Global in October 2024, which will continue to lease space in the buildings.

Located on Highway 34 at the base of the Big Thompson Canyon, 1515 Cascade Avenue offers spectacular views of the Rocky Mountains. The property is within walking distance to Mehaffey Regional Park and is surrounded by restaurants, retail and grocery options. The site provides 422 parking spaces and is easily accessible from major roads, including Interstate 25. The property is conveniently located 15 miles from Fort Collins, 34 miles from Boulder and 61 miles from Denver International Airport.
