RidgeGate Marks 25 Years of Progress

The RidgeGate community in Lone Tree is marking 25 consecutive years of development while continuing its strong momentum with major milestones across residential, commercial, and civic investment. As one of Colorado’s most thoughtfully planned mixed-use communities, RidgeGate continues to evolve as a model “Complete Community”—defined by a balance of housing, employment, retail, open space, and transit connectivity.

25 Years of Building a Complete Community

Over the past quarter century, RidgeGate has grown into a dynamic community now home to more than 7,500 residents and approximately 10,000 jobs in its West Village alone. The community features a broad range of residential options—including affordable housing, luxury rentals, senior living, townhomes, condominiums, and single-family homes—designed to support every stage of life.

Three anchored retail centers provide essential services and gathering spaces, while major employers such as HCA HealthONE Sky Ridge Medical Center, Charles Schwab, and Kiewit Corporation contribute to a strong economic foundation.

Intentional planning has prioritized walkability and connectivity, with detached sidewalks, grade-separated crossings, and an extensive trail system, including the East-West Regional Trail—supported by more than 450 acres of donated open space. RidgeGate has also played a key role in enabling civic destinations such as the Lone Tree Recreation Center and Prairie Sky Park, Lone Tree Library, Lone Tree Arts Center, Lone Tree Justice Center, Public Works Center, and High Note Regional Park.

RidgeGate also continues to celebrate its cultural and historic assets, including the Schweiger Ranch Foundation, a restored 19th-century homestead and working ranch that serves as a unique community gathering place. The ranch provides year-round educational programming, agricultural experiences, seasonal events, and cultural activities that connect residents and visitors to the area’s rich heritage while reinforcing RidgeGate’s commitment to preserving open space and community character. The preservation and activation of Schweiger Ranch reflects RidgeGate’s broader vision of creating a connected community that blends history, culture, recreation, and modern development. 

Transportation has been central to RidgeGate’s vision since its inception, with infrastructure investments including the RidgeGate Interchange along I-25 and access to the Regional Transportation District Southeast Light Rail Line, which serves multiple stations within the community.

West Village: A Fully Realized Foundation

The West Village has reached a significant milestone, with all land now sold to end users, signaling the successful realization of RidgeGate’s original development phase. Backed by more than $150 million in public infrastructure investment, the West Village includes more than 20 residential neighborhoods and a diverse mix of commercial and employment uses.

Anchored by HCA HealthONE Sky Ridge Medical Center—a Level II Trauma Center that opened in 2003 and now features more than 300 beds—the district continues to serve as a regional hub for healthcare and employment. The hospital’s recent recognition as a Top 50 facility by Healthgrades underscores its impact across the region.

East Village: Momentum Accelerates

Building on the strong progress outlined in 2024, RidgeGate’s East Village continues to gain momentum. Since launching sub-area plans in 2018 and advancing transit connectivity in 2019 with the expansion of the RTD rail line, development activity has accelerated significantly.

Residential growth remains a key driver. Shea Homes® continues to advance Lyric at RidgeGate™, a 700-acre residential village that will ultimately include approximately 1,900 homes. To date, more than 100 homes have been completed, with hundreds of additional move-ins anticipated. The community features a diverse mix of housing products from builders including Infinity, Lokal, and Thrive Home Builders, contributing to architectural variety and neighborhood character.

The highly anticipated Lyric™ Amenity Center is opening in mid June. This 7,500-square-foot facility will include a restaurant and welcome center, fitness building, pool, and outdoor gathering spaces designed to foster community connection year-round.

Additional residential projects continue to move forward, including:

  • A 209-unit senior living community, The Reserve at Lone Tree
  • A 101-unit affordable senior housing development
  • A 340-unit luxury apartment community currently under construction
  • Tall Tales Ranch, a future residential village supporting individuals with intellectual and developmental disabilities

Today, the East Village includes approximately 200 occupied single-family homes and multiple completed apartment communities, including affordable housing options—reinforcing RidgeGate’s commitment to housing diversity and accessibility.

Retail, Parks, and Civic Investments on the Rise

Retail and civic development are also advancing in the East Village. A King Soopers-anchored Lone Tree Village Center is under construction and expected to open in early 2027, bringing grocery, fuel, and neighborhood-serving retail to the area.

Significant public investments are underway, including High Note Regional Park—an 80-acre destination park that will feature an amphitheater, athletic fields, courts, and community gathering spaces. Additional projects include Badger Gulch Park, new civic facilities, and a future Douglas County School District elementary school scheduled to open in 2027.

Looking Ahead: Lone Tree City Center

With foundational infrastructure already in place—including prime I-25 access, two interchanges, and an existing light rail station—RidgeGate is preparing for the next chapter: the Lone Tree City Center. Envisioned as the community’s future downtown, the City Center will feature a vibrant, walkable mix of uses anchored by public spaces and gathering areas.
